There is a question estate agents hear every September.

β€œCould we still be in by Christmas?”

The answer is yes. But the timescale is tighter than many sellers realise, and what happens during the first few weeks can make a big difference.

September often brings fresh activity to the property market. Summer holidays are over, schools are back and people who spent August keeping an eye on property websites start arranging viewings again.

Many of those buyers have a reason for wanting to move before winter, which can make September a useful window for sellers.

The opportunity is there. The challenge is the calendar.

⏳ How Long Does Selling Actually Take?

There are really two timescales involved.

The first is finding a buyer. Rightmove reported an average of 62 days in June 2026.

The second starts once an offer is accepted. The HomeOwners Alliance says conveyancing typically takes around 12 to 16 weeks from offer to completion.

Put those figures together and a typical sale can easily take five or six months from going on the market to handing over the keys.

A property listed in September could therefore quite reasonably complete in the new year.

πŸŽ„ Can a September Seller Still Move by Christmas?

Yes, but finding the buyer quickly becomes important.

Rightmove’s July 2026 House Price Index found a striking difference between properties that sold at their original asking price and those that subsequently needed reducing.

Homes that sold without a price reduction took an average of 36 days to find a buyer.

Those that needed reducing took 127 days.

Starting in early September, 36 days could mean agreeing a sale around the middle of October. A straightforward conveyancing process from there could potentially result in completion around Christmas.

At 127 days, the buyer would not be found until the new year.

Importantly, Rightmove also found that 74% of homes that sold and completed in 2026 did so without needing a price reduction.

πŸ’· Getting the Asking Price Right

Pricing correctly does not mean selling cheaply.

It means looking carefully at recent comparable sales, competing properties and current buyer demand, then setting an asking price that gives the property the best opportunity of attracting serious interest.

Starting too high with the intention of reducing later can cost valuable weeks. By the time the price changes, some of the strongest buyers may already have moved elsewhere.

If Christmas matters, those early weeks are particularly valuable.

Getting organised before the property goes on the market can save time later.

Finding guarantees, planning documents, building regulation paperwork and other useful information early can prevent unnecessary delays. A solicitor can also be instructed before a buyer is found, rather than waiting until an offer has been accepted.

It is also worth thinking realistically about any onward purchase. Finding somewhere to buy creates another part of the chain and can have just as much influence on the eventual completion date.

Being flexible with viewing times can help too. With a relatively short window available, making the property accessible to serious buyers matters.

Missing Christmas does not mean the sale has failed.

A good sale agreed during the autumn and completing in January or February is still a good result.

The situation worth trying to avoid is spending September and October testing an asking price that the market is not supporting, reducing later and eventually accepting an offer months after one might otherwise have been secured.

The aim should not be to chase an arbitrary deadline at any cost. It should be to make informed decisions from the beginning.

An experienced local agent should be able to give a realistic assessment of likely value, current buyer demand and the timescale involved.

If Christmas is the target, mention it from the outset. A good agent will explain what is achievable and what needs to happen to give the move the best chance of staying on track.

And if January proves to be the more realistic outcome, it is far better to know that in September than discover it in December.
