Accepting an offer is not only about the figure on the page. The strongest buyer is usually the one most likely to reach completion without delays or surprises. With a large number of transactions still falling through, asking the right questions early can save time, stress, and disappointment later on.
Buyers often arrive with plenty of questions. A well-run sale also looks closely at the buyer’s position. These nine checks help identify which offer stands on the firmest ground.
đź’· How is the purchase being funded
A reliable buyer can clearly explain whether the purchase involves cash, a mortgage, or a mix of both. Vague answers or uncertainty at this stage often lead to issues later.
🏠Is there a property to sell
If another sale is involved, clarity is key. Knowing whether that property is already under offer, newly listed, or not yet on the market helps assess risk.

A home that has been on the market for a long period can slow things down, especially if price reductions have already taken place.

Shorter chains tend to move more smoothly. Longer chains increase the chance of delays and last-minute changes.

Most serious buyers have this in place before making an offer. It shows preparation and reduces uncertainty around finance.

Buyers who have taken this step are often ready to move forward without delay once terms are agreed.
💰 What does “cash buyer” actually mean
A true cash buyer has funds available now, not once another sale completes. This distinction matters more than many realise.
