As the evenings draw in and another year nears its end, many people start thinking about fresh starts.

Here are five simple ways to research an area before making a move.

No online map can replace seeing a place in person. Visit at different times of day. A quiet Sunday morning and a busy school-run hour can tell two very different stories.
Drop into local cafés, parks, and shops to get a feel for the community. A quick chat with a barista or neighbour often reveals more than any postcode report.


📊 Dig into the data
Beyond the feel, the facts matter. Check recent sold prices and market trends on the Land Registry or Rightmove.
If selling and buying, a local agent can explain how the current and target markets compare, from house price growth and demand levels to average selling times.
Good agents live and breathe local property data. They’ll know which roads are rising in popularity and which offer better value and potential.

A location that suits today might not be the best fit in a few years.
Look at local council plans to see what’s coming, such as new transport links, housing developments, or school expansions that can shape an area’s feel and future values.
