‼️ Bank Rate Held at 3.75%, Why Moving Plans Do Not Need to Stall ‼️

The Bank of England has held Bank Rate at 3.75%, with the next decision due on 18 June 2026.
That news matters, but it should not be the only thing shaping moving plans.
Bank Rate is not the same as a mortgage rate. Lenders look at several factors when setting deals, including swap rates, market confidence, risk, competition, and individual circumstances.
That means mortgage rates can move even when Bank Rate does not.
🏡 What matters most is affordability
Most buyers are not making decisions based on Bank Rate alone. They are looking at the monthly payment.
If the figures work, the deposit is ready, and the mortgage advice is sound, a move can still make sense.
For sellers, the same applies. If a home is priced correctly, presented well, and buyers can afford the repayments, there is still every chance of securing a sale.
📉 Waiting for perfect conditions can be risky
The rate some people are waiting for may never arrive.
Market conditions change. Personal circumstances change. Mortgage deals change.
A sensible move is not about guessing the bottom of the market. It is about knowing the numbers, taking proper advice, and making a decision that fits real life.
🔑 Good advice makes the difference
