๐ How to Switch Estate Agents Successfully ๐
โฑ๏ธ 4-minute read
When a home has been on the market for months with little movement, frustration builds quickly. Viewings slow down ๐. Feedback feels vague. Communication drops off. It is at that point that many sellers start asking whether a change of agent would help.
Switching estate agents is not unusual. It simply needs to be handled properly.
Here is how we advise approaching it.
First, be clear on why the switch is being considered.
The most common reasons we see are overpricing at launch ๐ท, inconsistent communication ๐, limited marketing reach ๐ธ, poor marketing, and promises that were never delivered. Sometimes the biggest issue is a loss of trust. When confidence in the advice disappears, progress usually stalls with it.
Next, check the contract carefully ๐.
Before speaking to another agent, review the agreement that was signed. Look at notice periods, tie-in clauses, sole agency terms and any withdrawal fees. Knowing exactly where things stand avoids awkward surprises later.
When meeting potential new agents, ask one direct question.
What three things would be done differently to achieve a sale?
A strong agent should answer clearly. That might include sharper pricing strategy ๐ท, improved photography ๐ธ, better qualification of buyers, stronger follow-up after viewings, or a more structured marketing plan. If the response feels vague, keep looking.
Be cautious about running two agents at once โ๏ธ.
Dual agency can sometimes work, but it often creates confusion over fees and weakens accountability. In many cases, a clean break with a fresh, focused launch delivers better results.
If a switch is made, treat it as a relaunch ๐.
This is not just a new board outside. It is an opportunity to reset perception.
Declutter rooms ๐งน.
Finish minor repairs ๐ง.
Refresh tired paintwork ๐จ.
Update photography so the images reflect the current season ๐ท.
A home that feels newly available generates different attention from one that looks like it has been circulating for months.
Pricing also needs to be handled properly ๐ท.
If the original launch price was too high, a series of small reductions rarely solves the issue. Buyers notice gradual drops and often wait. A clear repositioning into the correct price bracket tends to attract stronger, more serious interest. If the original agent suggests reducing the price, one last time, with them, don’t! Doing this will massively undermine the new estate agents marketing plan for your home.
Finally, plan the handover carefully ๐ฌ.
Give written notice in line with the contract. Keep communication professional. Ensure online listings are removed at the correct time and keys are transferred smoothly ๐. A brief rest from the market as you transition from the old agent to the new one is recommended. To make your re-launch as impactful as possible, people need to forget about your house for a few days.
Changing estate agents does involve effort, but when handled well it can bring renewed focus and a sharper strategy. The real difference is rarely just one things, Clarity around pricing, marketing, structured follow-up, proactive communication and consistent energy behind the sale.
If a property is struggling locally and an honest review would help, we are always happy to look at the current marketing and give straightforward advice. Sometimes a fresh approach is exactly what moves things forward.
