People often choose local when it comes to food and drink. I bought a BBQ pack from Drake and Macefield in Cross Hills the other week. It was spot on, and also got some banging bangers and steak from Isherwoods in Silsden the other day as well. A locally brewed pint now and then always feels right too. There is a reason for that. Local knowledge, local pride, and local reputation all count for something

Estate agency works in much the same way.

In Cross Hills we have many independent agents. That is a real strength of the local property market. Independent businesses tend to be closer to the communities they serve and more connected to the people moving within them.

But there is another layer to think about as well. Some agents based in nearby towns such as Skipton and Keighley, or those closer to hom that cover a massive area. That approach works for them. However, there is a difference between being nearby and being properly local.

We believe there is real value in choosing an agent whose work is focused only on the immediate area.

An agent who works only within a defined local area understands the streets, schools, buyer demand, and pricing patterns in far more detail. That knowledge helps shape stronger marketing decisions and better advice from the start.

When an agent covers a wide radius, time is naturally spread thinner. A tighter working area keeps attention where it matters most.

Local buyers, local sellers, and local contacts often already know the agents working consistently within their community. That familiarity helps conversations move faster and decisions feel more confident.

Working in places that are known personally, rather than occasionally visited, makes a difference when guiding pricing, presentation, and expectations.
