Most people think estate agents simply sell houses.

In reality, there is far more responsibility involved than many realise.

When someone decides to sell their home, they are often trusting an estate agent with one of the biggest financial decisions of their life. That trust should never be taken lightly.

A recent story in the press highlighted exactly why good estate agents matter.

Estate agents in Cambridge became concerned after a woman instructed them to sell her home before supposedly moving to the USA to marry actor Jay Harrington from the TV show S.W.A.T..

Something about the situation did not feel right.

The agents became worried that the homeowner may have been the victim of a scam and could lose the proceeds of her house sale if the money was transferred abroad.

Rather than ignoring those concerns, they acted.

They contacted the police, who then involved cyber and fraud prevention officers. Thankfully, intervention came in time and the homeowner was protected from potentially losing everything.

Stories like this are thankfully very rare, but they are an important reminder that estate agency is about far more than photographs, viewings, and negotiating offers.

It is also about looking after people.

There are legal checks that every estate agent must carry out. Know Your Customer checks, proof of identity, proof of address, anti-money laundering checks, and source of funds checks all form part of the process.

But ethical estate agency goes beyond ticking boxes.

A good agent notices when something does not quite add up.

After dealing with hundreds of buyers and sellers every year, patterns become familiar. Conversations, behaviour, timelines, and situations often follow a natural rhythm. When something feels unusual, experienced agents tend to notice quickly.

That extra level of care can make a huge difference.
