π FAO Landlords, What to Expect When You Have an EICR π

Although our focus at Leightons is only residential sales rather than lettings, we still work closely with many landlords across the area. Regulations are changing quickly, and understanding the basics helps landlords stay compliant and avoid costly problems.
One requirement that continues to cause confusion is the Electrical Installation Condition Report, usually known as an EICR. With stronger enforcement linked to the Rentersβ Rights Act in England, having a valid report is more important than ever.
β‘ What an EICR Is
An Electrical Installation Condition Report checks the safety of a propertyβs fixed electrical system. A qualified electrician carries out the inspection and produces a report showing the condition of the installation.
The inspection normally includes:
β’ Fixed wiring
β’ Plug sockets and switches
β’ Light fittings
β’ Showers and fixed heaters
β’ The consumer unit, often called the fuse box
If issues are found, they are recorded using standard safety codes.
π Understanding the Safety Codes
EICRs do not operate as a simple pass or fail. Instead, electricians use classification codes to highlight concerns.
C1: Danger present. Immediate action required.
C2: Potentially dangerous. Urgent remedial work needed.
C3: Improvement recommended but not essential.
FI: Further investigation required.
Any C1 or C2 issues must normally be resolved before the report can be considered satisfactory.
π How Long an EICR Lasts
An EICR is usually valid for up to five years. In some cases the electrician may recommend a shorter period.
For new build properties or homes that have recently been rewired, the Electrical Installation Certificate can sometimes be used instead for the first five years.
Landlords must also provide a copy of the report to existing tenants and new tenants moving into the property. Keeping copies for records is essential.
It is also worth remembering that electrical safety regulations change over time. A property that passed a previous inspection may still require updates to meet current standards.
π What an EICR Does Not Cover
The inspection focuses on the fixed electrical installation rather than portable items.
Appliances such as kettles, toasters or microwaves are usually tested separately through Portable Appliance Testing, known as PAT testing. Landlords are not responsible for testing appliances owned by the tenant.
π· Typical Cost and Practical Advice
Prices can vary depending on the size of the property and the electrician carrying out the work. Industry estimates often place the cost somewhere between Β£100 and Β£250.
When arranging an inspection, it is sensible to:
β’ Obtain several quotes from qualified electricians
β’ Avoid unusually cheap offers that may lead to extra charges later
β’ Use the same electrician for remedial work where possible
Changing electricians after the inspection can sometimes lead to the entire EICR needing to be repeated.
βοΈ Why Compliance Matters
Under the Rentersβ Rights Act in England, local authorities have greater powers to enforce housing standards. This includes the ability to request valid EICRs from landlords.
Civil penalties for breaches of housing regulations can reach up to Β£40,000. Staying organised with certificates and safety checks is therefore essential.
