π If Your Home Is Not Selling, Read This First π

When a home has been on the market for a while without selling, it is tempting to make a quick change. A price drop. A new advert. A switch of agent.
Before doing anything, it is worth pausing and looking at the situation properly. There is always a reason a property has not sold. The key is identifying it calmly and honestly.
π Talk To The Agent Who Valued It
Start with a proper conversation. Not a quick email. Not a passing comment after a viewing. Arrange time to speak with the person who originally valued the property.
The market may not be the same as it was on launch day.
We believe any agent should be able to clearly explain:
β’ Where the market sits today
β’ Which price brackets are attracting attention
β’ What similar homes have actually sold for
β’ What buyers are currently ignoring
Sometimes the honest answer is that conditions have slowed. In that case, patience may be the right move. But that should be a considered decision, not guesswork.
π Give The Property A Proper Refresh
It is hard to view a home objectively when living in it every day.
In our experience, the most common issues are:
β’ Tired dΓ©cor
β’ Cluttered rooms
β’ Small unfinished repairs
β’ Weak kerb appeal
Buyers often stay polite. They rarely point out what really put them off.
Ask someone trustworthy for direct feedback. The friend who speaks plainly is often the most useful.
If improvements are made, photography should be updated. Fresh images can reset how a property is perceived online.
π· Be Careful With Price Reductions
Dropping the price is not always the solution.
A small reduction can sometimes make a home look problematic rather than attractive. Increasing it again later is difficult.
If price is the concern, the conversation needs to go deeper than βletβs reduce by 2%β.
2% reductions tend to be suggested by agents that don’t have a marketing plan. All they are trying to do is trigger a “Reduced” property alert on Rightmove. The chances are that the people who will receive this alert are already aware of your property at the higher price. These reductions do not tend to attract new interest.
A proper pricing strategy considers positioning. It looks at competing homes. It looks at search brackets. It looks at buyer psychology.
If price changes have already happened more than once, something more fundamental may need reviewing.
π If Change Is Needed, Make Sure There Is A Strategy
A home sells when three things align:
β’ Price
β’ Presentation
β’ Marketing
If one of those is wrong, results stall.
