Choosing an estate agent is not just about the highest valuation or the lowest fee. It is about deciding who will handle one of the biggest financial decisions most homeowners make.

That choice matters more than many people realise. A polished pitch can sound convincing in the living room, but the real test comes once the property is live and the process starts moving. That is when communication, negotiation, buyer checking and service make the difference.

We often find that the best way to compare agents is not to focus only on the headline figures. It is to ask better questions from the start.

Here are five of the ten questions we think every seller should ask before making a decision.

πŸ”‘ How will the best price be achieved for my home?

A high valuation can sound reassuring, but it does not always lead to the best outcome.

The better question is how the agent plans to turn interest into a strong result. Ask what percentage of asking price they usually achieve, how they handle negotiations, and what happens when more than one buyer is interested.

A strong agent should be able to explain their approach clearly. Good pricing, good marketing and good negotiation all need to work together. Simply quoting a big number to win an instruction is easy. Backing that up is the hard part.

πŸ“† What do the first few weeks of marketing look like?

The first few weeks are often the most important part of a sale.

That is when a property is fresh to the market and attracts the strongest early attention. Ask how the launch will be handled, how viewings will be generated, how feedback will be reviewed and what changes are made if momentum starts to slow.

An experienced agent should be able to talk through this with confidence. There should be a clear plan, not guesswork. Without structure, a property can drift and lose its edge.

πŸ“ What kind of contract am I signing up to?

This question gets missed far too often.

Some agents tie sellers into lengthy contracts, which can become frustrating if the service falls short. It is worth asking how long the agreement lasts, what notice is required and what options are available if things are not working and how much do I have to pay if I take the house off the market.

A confident agent should not need a long tie-in to keep business or charge if they don’t sell the house for you. Good service and good results should be reason enough for a client to stay.

πŸ‘₯ Who will actually handle the sale once the paperwork is signed?

The person carrying out the valuation is not always the person dealing with the sale afterwards.

That is why it is important to ask who will be arranging viewings, speaking with buyers, negotiating offers and keeping everything moving once a sale is agreed. Clear answers here can tell a lot about how an office works.

Consistency matters. Sellers need to know who is responsible and who to speak to when decisions need to be made.

βœ… What happens if a buyer is not ready to move forward?

Not every offer is equal.

A buyer may offer a strong figure, but if they still need to sell their own property or have not sorted their finances, the sale may be at risk. Ask how the agent checks whether a buyer is genuinely ready to proceed and what steps are taken to reduce the chance of the deal falling apart.

A good agent does not just bring offers to the table. We help sellers weigh up the strength of the buyer behind the offer as well. That can make a big difference later on.

Choosing an estate agent should never come down to who talks the best in the first meeting. The better approach is to ask practical questions and listen carefully to the replies. A strong agent will be open, clear and consistent. A weaker one will often stay vague.
