🤔 The Offer Looks Great… But Is the Buyer?

⏱️ 3-minute read

Receiving an offer is a big moment when selling a home. But while the price matters, the highest offer is not always the strongest one.

A buyer’s circumstances, finances and position in the chain can all affect the chances of a sale actually reaching completion.

đź’· Look Beyond the Price
Every move is different. For some sellers, achieving the highest possible price is the priority. For others, speed and certainty matter more. That is why an offer needs to be considered alongside the circumstances behind it.

đź”— Is the Buyer Chain-Free?
A first-time buyer, someone renting or a buyer who has already sold has no property sale sitting beneath them. Fewer links can mean fewer opportunities for delays, although being chain-free does not automatically make someone the best buyer.

đź’° Are They Really a Cash Buyer?
A cash offer can sound particularly attractive, but the important question is whether the money is genuinely available and ready to use. Understanding how the purchase will be funded is an important part of qualifying any offer.

🏦 Are Their Finances in Place?
For someone buying with a mortgage, an Agreement in Principle shows they have already spoken to a lender and taken an important early step. It is not a guarantee of a mortgage, but it helps show how prepared the buyer is.

⚖️ When a Higher Offer Might Not Be Better
Imagine one buyer offers more for your home but still needs to sell their own home.

Another offers slightly less but is chain-free, financially prepared and ready to proceed.

The higher offer might still be the right choice, but the lower one could offer considerably more certainty. The important thing is having enough information to make that decision properly.

🔍 Why Buyer Qualification Matters
When an offer comes in, we look at whether another property needs to be sold, how the purchase will be funded, the buyer’s position in any chain, whether a solicitor has been instructed and their preferred timescale.

That means sellers get more than an offer price. They get a clearer picture of the person and circumstances behind it.

📞 The Work Continues After an Offer Is Accepted
Agreeing a sale is only the beginning. From there, communication between sellers, buyers, solicitors and other agents in the chain becomes crucial.

Keeping track of progress, identifying delays and making sure everyone knows what is happening can make a significant difference during the journey to completion.

🏡 Choosing the Right Buyer
Selling a home is about finding the right balance between price, certainty and timescale.

There is no single right answer. Our role is to explain each offer clearly, highlight anything worth considering and provide the information needed to make an informed decision.

Because a great offer is not just about how much someone is prepared to pay.

It is also about how well placed they are to actually buy the home.
