Small details – BIG picture

We had an interesting conversation in our office recently which highlighted just why we believe in getting a property in good order before putting it on the market.

Let’s say you have a nice house in a good location, with decent sized rooms and a large garden. There are a few odd jobs which need doing such as replacing a few cracked tiles in the bathroom and repairing a broken lock on a back gate.

A few other areas also need attention – missing handles from a couple of kitchen cabinets, a back door which needed a good pull to get open and some pretty tatty carpet that spare bedroom.

If you are in a similar scenario our advice would be to get all these little odd jobs sorted before putting your house on the market. It would cost you around £300 to rectify all the niggly little issues we’ve mentioned above.

Many vendors want to leave things as they are because they believe ‘people like changing things when they move in anyway’.

While this is sometimes the case we have people come to us looking for properties to buy which are ready to move in to where all they have to do is flick the kettle on once they’ve unloaded the removal van.

This is often the situation with older buyers, families with very young children and people with tight budgets.

Also bear in mind the message it sends out if you don’t fix those little things. Potential buyers like to think a property has been well cared for over the years and if they see a few bits that have not been looked after it can make them wonder what is lurking in the areas they can’t see! Even the smallest of doubts can be enough to put a potential buyer off.

By doing the little jobs and taking care of the small details you can be making your house more attractive to a larger part of the market and potentially adding thousands to the value of your property for a relatively small outlay.
