🏡 Found Your Dream Home? Don’t Let Your Heart Do All the Looking!

⏱️ 2-minute read

Finding a home that immediately feels right is a great feeling. But once that first impression has settled, it pays to look beyond the décor and think about how the property will actually work day to day.

🔍 Look Beyond the Décor
Paint colours, flooring and light fittings can all be changed. Pay more attention to the things that cannot easily be altered, such as room sizes, layout, natural light, parking, garden space and the position of the property.

👀 Take Time to Look Properly
There is no need to rush a viewing. Check storage, floors, walls and ceilings. Look around windows for signs of condensation or staining, and take notice of any musty smells or unusual noise. Something that raises a question does not necessarily mean there is a problem, but it is worth asking about.

🔌 Think About Everyday Life
Practical details can easily be missed. Is there enough storage? Where is the boiler? Are there enough sockets? Is there space for coats, shoes and bikes? A tape measure can also be useful for checking whether existing furniture will fit.

🌸 Check Outside Too
Take a look at the roof, gutters, brickwork and external walls, as well as the garden. Consider maintenance, privacy, sunlight and whether the outside space suits what is needed from the property.

🚗 Check the Parking
If there is a driveway, garage or allocated space, establish exactly what is included. Where parking is on the road, returning at a busier time can give a much better idea of what it is really like.

📍 Consider the Location
A kitchen can be replaced. The location cannot. Think about commuting, schools, shops, public transport, road noise and the places visited regularly. Around South Craven, countryside and village settings can be a big attraction, but everyday convenience matters too.

🕐 Visit More Than Once
If a property becomes a serious contender, a second viewing is worthwhile. Seeing it at another time of day can reveal more about natural light, traffic, parking and noise, while giving another chance to look at anything missed first time.

❤️ Balance Heart and Head
Buying a home will always involve emotion. Finding somewhere that feels right matters, but so does asking sensible questions and getting the appropriate professional checks carried out before committing.

A viewing is about more than deciding whether a property looks good. Take time, look closely and think about how it would work as a home.

And if a property still feels right after all of that, it could well be the one.
